Let’s start with the biggest and most popular platform, which is Facebook.
DON’T simply put a photo of your new listing up with the stock info such as:
“000 Smith Rd, Hoboken, NJ $1,000,000 1800 SF”
The point on social media is to evoke emotion. Actually, the point when selling is to evoke an emotion, right? Think back to some of your favorite commercials and the reasons why you remember them. Probably they made you laugh, cry or feel really happy. Those are the good ones. So the job of social media marketing is to do that on a smaller scale.
So there’s a visual way of being creative, but you can also do it through video.
Another way to do it is through pages. So you gather all the listing information and all those photos you had professionally taken from your listing portfolio and you have someone like me 😎 turn it into something special. Here’s an example of one I recently did for a client.
So there are 3 ways, but you have to, have to advertise these posts on Facebook. Promise me you will please. These are creative enough that they should draw people in and that’s how you “sell” listings. You don’t treat it like a website, but you respect the fact that it is social and people are on there to be entertained.
